Figures entered into the calculator are processed in your browser to produce the dashboard. The site does not currently create a user account or save your scenarios to a database.
If you create a shareable link, the scenario assumptions are encoded in that link so the recipient can reproduce the dashboard. Anyone with the link can view those assumptions. The PDF option uses your browser’s print function and does not upload the report to this website.
The site uses Cloudflare Web Analytics to understand aggregate page views, referral sources and performance. The analytics service does not receive the figures entered into the calculator. No advertising trackers have been added. Hosting infrastructure may process limited technical information such as IP address, device information and request logs to deliver and protect the website.

All calculators, guides, examples and comparisons are general educational information. Results depend entirely on the assumptions entered. Calculations, benchmark data, legislation, rates, links and explanations may be incomplete, delayed, simplified or wrong. No representation, warranty or guarantee—express or implied—is made that the site is accurate, complete, current, available or suitable for any purpose. You are responsible for independently checking all information before relying on it.
Tax and benchmark limitations
Tax estimates are simplified and may not reflect joint or company ownership, residence, capital losses, private residence relief, double-tax treaties, the complete Section 24 calculation or your wider income and gains. Rules and rates can change.
Historical investment returns are provided only for context. Providers publish on different schedules and currencies; values can fall as well as rise and past performance is not a reliable indicator of future results. A mortgage increases both potential gains and potential losses.
Limitation of responsibility
You use the site and its outputs at your own risk. To the fullest extent permitted by law, the site owner and contributors will not be liable for any direct, indirect or consequential loss, lost profit, lost opportunity, financing cost, tax, penalty, property loss or other damage arising from use of—or inability to use—the site, reliance on its content, or a decision made using its outputs.
Nothing in this disclaimer excludes or limits liability that cannot lawfully be excluded or limited. If you do not accept these terms, do not rely on the calculator or guides.
Investment and property risk
Property values and rents can fall as well as rise. Actual vacancies, repairs, refinancing terms, legal obligations, selling times and transaction costs may be materially different from the assumptions used. You can lose money and may need to contribute additional cash.
Check the calculations independently. Obtain appropriate financial, mortgage, survey, legal and tax advice for the property, financing and ownership structure before making an offer, exchanging contracts, borrowing or investing.
