Figures entered into the calculator are processed in your browser to produce the dashboard. The site does not currently create a user account or save your scenarios to a database.
If you create a shareable link, the scenario assumptions are encoded in that link so the recipient can reproduce the dashboard. Anyone with the link can view those assumptions. The PDF option uses your browser's print function and does not upload the report to this website.
The site uses Cloudflare Web Analytics to understand aggregate page views, referral sources and website performance. Cloudflare describes this service as privacy-first and says it does not collect or use visitors' personal data. The analytics service does not receive the figures entered into the calculator. No advertising trackers have been added.
The hosting service may process limited technical information—such as IP address, device information and request logs—to deliver and protect the website.

The calculator provides an illustrative estimate only. It is not financial, investment, mortgage, legal or tax advice. It does not assess suitability, affordability, property condition, letting regulation or every tax relief and expense.
Tax estimates are simplified and may not reflect joint ownership, company ownership, capital losses, private residence relief or your wider income and gains. Rules and rates can change.
