How the two affordability limits work

The cash-based limit allows for the deposit required at your chosen loan-to-value ratio, residential purchase tax and the other buying costs entered. The rent-based limit estimates the loan supported when expected rent must cover stressed mortgage interest by the percentage entered.

The headline result uses whichever limit is lower. Lenders use different stress rates, cover ratios, maximum LTVs and borrower criteria; some may also consider personal income. The result does not confirm that a mortgage will be offered.
